The Apartments

All suites have a sitting room, kitchen and bathroom in addition to the bedrooms which all contain double or twin beds
They have colour TV, Telephone & are fully equipped
They are graded A+ to C - A+ being the best; the number gives the number of bedrooms - eg A1+ has one bedroom

Grade A+
The two new penthouses within the copper dome surmounting the south elevation overlook The Leas and sea, and enjoy some of the best views anywhere on the south coast; one has exceptional views of the White Cliffs of Dover. The sitting rooms each have two pairs of oval windows facing south and east or west, are luxuriously decorated; the bedrooms face east or west with twin beds and have south facing roof terraces.
(No pets please in Grade A+)

Grade A
The older ones are in elevated postions on the south side of the building with spacious rooms and balconies or loggias directley overlocking the sea.
The recently rebuilt ones are at ground level with French doors opening onto a terrace and the gardens on the east side of the building, but their sea views are restricted by the leaves on the trees in the summer.

The older ones are high up on the south side of the building with splendid views.
The newer B1 suites are smaller versions of the recent Grade A apartments, with more restricted views. The new B2 & B3 suites are spacious flats on the west side of the principal floor.

Poorer postions with inferior views, but recently rebuilt.

C* are spare bedrooms with shower rooms, but no views.

The recently rebuilt apartments have compact kitchens fitted to a high standard, with dishwashers, gas cookers, electric ovens and microwaves, and separate shower rooms. The older ones do not have dishwashers or shower rooms. There is a communal laundry room.

Food and drink at modest prices in great surroundings - everything from breakfast in the Palm Court (open 7am - 9pm) to a pleasant drink in Keppels (open 11am - 11pm).

  Reception - open from 7am to 9pm. Access by arrangement via Keppels 9pm to 11pm. Dedicated receptionist 9am - 9pm, Sunday to 6pm.  
  Arrival - from 4pm on the day of arrival. It would be appreciated if guests arriving after 9pm (Sundays 6pm) would let us know.  
  Departure - by 10am on the day of depature.  
  Weeks run from Friday to Friday.  
  Short breaks run from Monday to Friday (4 nights) or Friday to Monday (3 Nights).  
  Single days are charched at half the short break tariff; except Saturdays which are charged at two-thirds.  
  No smoking; only on balconies or in the garden.  
  Pets if well behaved are accepted only in the ground floor apartments. There is an extra charge of £40.  
  Accessibility - the building has level access and lifts, and it is a gentle walk of about a mile along The Leas promenade to the town centre shops.

  Booking Procedure  
  Contact us by telephone, fax or email.  
  Availability - we will confirm to you as quickly as possible what accommodation is available that best fits your request; as our pricing policy is to give good value, resulting in almost 100% occupancy in recent years, most people arriving without a booking have been disappointed.  
  Bookings are securred by paying £150 per week or part.   We accept all major credit cards (except Amex & Diners) for immediate confirmation;  provisional bookings a week or more ahead are held for 3 days pending payment by credit card or other means prior to confirmation  
  ■ Cancellation Charges: 1 month or less - full cost. More than 1 month - deposit forfeit; if we are able to re-let the accommodation, we will refund the amount paid less a £40 per week booking fee.  
  ■ Any damage or breakages must be paid for on a replacement basis.  
  ■ It is necessary to be mindful of the peace and solitude of other occupiers of the building and our neighbours; accordingly no equipment may be brought into the building without the previous written agreement of the management.  
  ■ Any variation of these terms must be agreed in writing.
